Accounting and Collections
- Work with the Board to keep operations within the approved budget
- Timely payment of approved Association expenses
- Timely deposit of all Association funds and/or fees
- Monthly financial statements
- Budget preparation assistance with Board and/or finance committee
- Strict assessment collection procedures
- Assist the Association’s Accountant in preparation of the annual audit if applicable
- Gather information for the Association’s Accountant to file the annual tax returns

- Established relationship with a local Certified Public Accountant who is available
to your association for advice and representation
Administrative and Owner Relations
- Association’s Registered Agent at no additional charge
- Preparation for and attendance at board meetings upon request

- Address owner concerns, complaints, or covenant violations and send out compliance

- Receive Architectural Review Requests and distribute accordingly for review
- Carry out daily association business correspondence
- Administer correspondence to unit owners as designated by the Board
- Supervise site personnel (if any)

- File liens through the attorney as necessary
- Advise Board of legislative matters as we become aware

Management Planning
We believe that proper planning is the essence of good management. With input obtained
from the Board of Directors we can assist with a plan for the future financial and
physical management of your Community.
Property Maintenance
- 24 hour contact for emergency service, 7 days a week
- Preventative maintenance scheduling
- Obtain up to three bids/estimates for all contract work and non-emergency repairs
- Level of satisfaction with current service contractors
- Monitor and oversee contracts
- Inspect property to maintain standards set for the community (frequency determined
by Board)
- Assist with any improvements the Board would like to make to the property
- Assist Board in preparing specifications for bids. Analyse all proposals submitted
to Agent on behalf of the Board. Make recommendations to the Board based upon proposals
received.
