Accounting and FINANCIAL MANAGEMENT
- Work with the Board to keep operations within the approved budget
- Timely payment of approved Association expenses
- Monthly financial statements
- Budget preparation assistance with Board and/or finance committee
- Assessment collection procedures
- Assist the Association’s Accountant in preparation of the annual audit if applicable
- Transfer of ownership
Administrative and Owner Relations
- Maintain association records, overseeing correspondence,
- Receive architectural review requests
- Administer correspondence to unit owners as designated by the Board
- Address owner concerns, complaints, or covenant violations and send out compliance notices
- Adherence to Covenants, By-Laws, Rules and Regulations, and Florida Statutes
- Homeowner portal for access to online documents, payment, architectural review requests, and more
- Preparation for and attendance at board and annual meetings
- Association’s Registered Agent
- Welcome letter to new owners upon notification of sale
- Staff available Monday – Friday

Management Planning
We believe that proactive planning is the foundation of successful management. By working collaboratively with the Board of Directors, we assist in developing strategic plans that address both the financial stability and physical maintenance needs of the community, ensuring long-term success.
Property Maintenance
- 24 hour contact for emergency service, 7 days a week
- Preventative maintenance scheduling
- Obtain bids/estimates for services and non-emergency repairs
- Level of satisfaction with current service contractors
- Assist Board in preparing specifications for bids
- Make recommendations to the Board based upon proposals received
